A medtech facility has undergone a complex cleanroom expansion project delivered across eight phases, enhancing manufacturing and production capacity while maintaining full operational continuity

Construction management firm CM&B has delivered a multi-phase cleanroom and production capacity expansion for a medtech innovator.

Headquartered in Massachusetts, CM&B is a construction management firm specialising in complex projects across the life sciences, healthcare, retail, hospitality, and corporate sectors throughout the US.

The project, spanning over 74,000 sqft and eight distinct phases, was completed within a fully operational facility. This required careful planning, coordination, and technical expertise.

The scope of work included comprehensive build-outs of both the third and fourth floors, with notable features such as an 10,000 sqft ISO Class 8 cleanroom dedicated to medtech manufacturing and a purpose-built 3,000 sqft production area for essential control components.

Constructing an ISO Class 8 cleanroom within a live environment presented significant challenges, all of which were met through meticulous execution and specialist system integration.

To achieve the strict ISO classification and air change per hour (ACH) requirements, the project incorporated two rooftop-mounted air handling units, three 20-tonne chillers mounted on a custom rooftop steel platform, 12 variable air volume (VAV) units, and seven fan coil units.

Additionally, over 50 HEPA filtration units were integrated into the ceiling grid, alongside a medical-grade air compressor system.

Extensive modifications to existing mechanical, electrical, and plumbing (MEP) systems were also carried out to support the new infrastructure.

Every aspect of the installation was carefully managed to maintain critical environmental standards, ensuring that day-to-day operations for the client continued without disruption.

Speaking about the partnership, CM&B highlighted its “People.Building.” philosophy, which extends beyond construction expertise to foster long-standing, collaborative relationships based on trust, adaptability, and aligned objectives.

The team worked in close partnership with the client to understand their highly specialised technical requirements and to deliver environments that underpin innovation, quality, and the development of life-saving technologies.

With the next phase, a first-floor warehouse fit-out now on the horizon, CM&B remains committed to building the infrastructure necessary to support ongoing medtech breakthroughs.
